Lighting work is the most common non-urgent call we get, and it is the one where the difference between a proper job and a cheap one shows up years later rather than immediately.
Retrofit pot lights done properly
Modern LED wafer lights install through a 4-inch hole with a junction box that sits in the ceiling cavity. In an insulated ceiling — which is every top-floor ceiling in Barrie — that housing must be IC-rated for direct contact with insulation, and in an unconditioned attic it also needs an air seal, or you have just installed six holes venting heated air into your attic. In this climate that shows up as ice damming at the eaves within a winter or two.
We use IC-rated, airtight-rated housings on any ceiling below an attic, without asking, and the price above includes them.
Layout matters more than count
The most common lighting mistake is a grid of pot lights spaced evenly across a ceiling on one switch. It lights the floor, produces flat shadowless light, and gives you no control. A better plan for the same money is fewer pot lights positioned to wash the walls and light the work surfaces, split across two or three switches, with dimmers.
For a typical Barrie kitchen we would rather install eight well-placed lights on three circuits than fourteen on one.
Dimmers and LED flicker
Almost every LED flicker or buzz complaint traces back to a dimmer and driver that do not get along, or too few watts on the dimmer's minimum load. This is solvable — it needs a compatible ELV or trailing-edge dimmer matched to the fixture, not a cheaper bulb. If you already have flickering lights we will usually fix it by changing the dimmer.

Per-light pricing drops with volume — a twelve-light job is not twelve times a one-light job, because most of the cost is setup, circuit work, and cleanup.

Lighting — common questions
Do pot lights need a permit?
Adding fixtures to an existing circuit generally does not require ESA notification. Adding a new circuit for them does. We tell you which one your job is at quote time.
Will you make a mess of my ceiling?
There is drywall dust — we use a vacuum-shrouded hole saw and drop sheets, which handles most of it. The cut itself is clean and the trim ring covers it. We do not patch, paint, or texture-match, so on a stipple ceiling expect a visible ring if the trim is smaller than the original fixture.
How many pot lights does a room need?
Fewer than most quotes suggest. A rough starting point is one light per 1.2 to 1.5 square metres of working area, positioned about 75 cm off the walls rather than centred in the room. We will sketch a layout before drilling anything.
Can you install lights in a ceiling with no existing fixture?
Yes. That is a new circuit or a fished extension of an existing one, which is where the switch-location cost above comes in. In a bungalow with an accessible attic it is straightforward; in a two-storey with a finished basement it is more work.
